Student Accommodation
Apartments for students and trainees are built from repeating room modules with finished bathrooms. The Darmstadt project shows how fast this works: 197 homes in 18 months, 44% faster than conventional construction.
Social Housing
In social housing every month counts: the sooner the homes are finished, the sooner families can move in. The Pacarada modular building system builds from one to 50+ storeys and up to the Effizienzhaus 40 standard, as in Frankfurt am Main.

Residential construction in modular design
Affordable housing rarely fails for lack of will; it fails on time and cost. That is exactly where modular construction helps: apartments with identical or similar layouts are produced in series in the factory, while the foundations or underground car park are built on site. For local authorities, housing associations and cooperatives, this means tenants move in sooner and funding deadlines are easier to meet.
Projects in the Rhine-Main region
In Darmstadt, an office building that had stood empty for years was turned into housing: the existing structure was refurbished with prefabricated bathroom pods, then extended and raised in modular construction. The result is 197 homes built in 18 months to the KfW 55 standard (Darmstadt project). In Frankfurt-Rödelheim, 123 furnished, barrier-free apartments with one to four rooms were built as an Effizienzhaus 40 (Frankfurt project).
In Kelkheim (Taunus), a residential building with 102 modular apartments is being built (Kelkheim project on padahome.com), and in Darmstadt the Pacarada Group is planning the Lincoln quarter with 274 homes (Lincoln project).
Floor plans that adapt
